| PROJECT BACKGROUND
A & P Exponent Builders, Inc. was incorporated in November 13, 1996 and was established to act as developer and project manager of the FelizAna Estate Subdivision Project. Its project is a medium cost residential housing project in Imus, Cavite consisting of 810 housing units catering to middle and upper income families.
HOUSING PROJECT
I n the early eighties, A & F Development Corporation acquired four (4) parcels of Land in Imus, Cavite with a total land area of 153,942 square meters. Due to its proximity to Metro Manila and the launching of CALABARZON in 1992 as a growth area by President Fidel Ramos, the town of Imus experienced rapid inward migration resulting to its transformation into a modern suburban community. This also resulted to an increase in demand for housing in the area, which in turn, made A & F Development Corporation's real estate property an ideal site for a viable housing project. In 1996, A & F Development Corporation decided to enter into a joint venture agreement with A & PExponent Builders, Incorporated for the development of their 15.3 hectare Cavite Property into a Class A modern housing community complete with amenities. In the joint venture agreement, both A & F Development Corporation and A & P Exponent Builders, Incorporated shall jointly act as project proponents. As Project Manager, however, implementation of the project, from funds sourcing to project development, will be handled by A & P Exponent Builders, Inc.
PROJECT SITE
The project is located in Molino 4, Bacoor, Cavite is actually situated at the boundary of two (2) towns Bacoor and Imus. From Manila, Bacoor is the first town encountered when you enter the province of Cavite followed by Imus. The project site is twenty (20) kilometers away from Makati City and only nine (9) kilometers from Imus town proper. The right of way to the project site, which is approximately 450 meters and which traverses property, comes out to one of the province's main roads, the Paliparan-Molino-Zapote Road.
